Red Door Housing Society plans to file a rezoning application this fall with the City of Delta to redevelop the Ladner Willows townhome complex at 5625 Ladner Trunk Road in Delta. The redevelopment – funded by BC Housing – will more than triple the number of affordable homes on the site, to 146 units, to accommodate low-income families, seniors and persons with disabilities – bringing urgently needed non-market housing to the community.

As part of the rezoning application, Red Door Housing Society and our team of development and engagement consultants will be reaching out to the community with information and opportunities for dialogue about the Ladner Willows redevelopment. We look forward to sharing the details of the revised development proposal and the steps we’ve taken as an organization to improve our operations in response to feedback shared by the community. The building’s design includes green space and a central courtyard with a children’s play area, and the opportunity for the addition of community gardens.

Ladner Willows is ideally situated near essential services in the community and is within walking distance to parks, schools, a community centre, shopping and frequent transit

 

 

 

Collaborating with the community

We heard the feedback from Delta City Council and the community during our previous rezoning application and Red Door Housing Society has prepared a revised proposal with adjustments to ensure the development fits well in the neighbourhood while ensuring the financial viability of the project.

In 2018, RDHS initiated a rezoning application process to redevelop Ladner Willows into a new multi-unit affordable housing complex. The existing townhomes on the site were at the end of their life with ongoing repairs no longer a viable long-term strategy, leading RDHS to pursue the redevelopment.

The Red Door Housing Society is committed to working with the City of Delta to support the community’s Housing Action Plan and bring more affordable housing the community so desperately needs. Red Door has been a part of this community for many years and we’re looking forward to realizing our vision of a high-quality, well-run, affordable housing development in the heart of Ladner.

Frequently Asked Questions

What is affordable housing?

Affordable housing is housing available below traditional market rates. There are a variety of different approaches to calculating what is “affordable,” but the general rule is that less than 30% of a household’s income would go to housing.

 

What kind of affordable housing will be available?

The Ladner Willows development is proposed to include the following rental mix:

  • Rent Geared to Income: 50%
  • Deep Subsidy: 20%
  • Market rental rate: 30%

Two, three, and four-bedroom units will make up 52% of the available units and will be specifically allocated for families. The remaining units will include one-bedroom and studio units to support seniors and those living with disabilities.

 

Who will be eligible to rent at the new Ladner Willows?

Existing Ladner Willows tenants are being provided first right of refusal for units at the redeveloped site and will be able to return at their existing rent, provided that they continue to meet the existing rent subsidy criteria.

A tenant relocation plan is in place to support existing tenants and to facilitate a smooth transition to their new homes. The relocation of tenants from the existing townhouse complex is nearly complete, with the majority of tenants successfully supported in finding affordable housing while they wait to return to the new building. Remaining tenants continue to have access to RDHS’ Tenant Relocation Package, which has been updated to reflect the City of Delta’s new Tenant Relocation Policy and fully honours the City’s requirements, including providing three full months’ rent in compensation to tenants.
